TrueFellow Holding Company, LLC operates TrueFellow Property Tax, LLC, TrueFellow Insurance Services, LLC, and TrueFellow Energy, LLC. The entities remain legally separate and provide services under their respective agreements and applicable licensing requirements.
Welcome to www.truefellow.com (the “Website”). These Termsand Conditions (“Terms”) govern your access to and use of the Website and anyinformation, materials, features, or resources made available through theWebsite.
The Website is operated by TrueFellow Holding Company, LLC(“TrueFellow Holding”). TrueFellow Holding operates its professional servicebusinesses through separate affiliated entities, including TrueFellow PropertyTax, LLC, TrueFellow Insurance Services, LLC, and TrueFellow Energy, LLC.TrueFellow Holding and these affiliated entities are collectively referred toin these Terms as “TrueFellow,” “we,” “us,” or “our,” except where the contextrequires reference to a specific entity.
By accessing or using the Website, you acknowledge that youhave read, understood, and agree to be bound by these Terms. If you do notagree to these Terms, please do not use the Website.
TrueFellow Holding operates affiliated businesses thatprovide specialized commercial real estate and business advisory services underthe TrueFellow brand. The use of a common brand, Website, personnel, systems,or administrative resources does not alter the separate legal existence of eachentity.
Professional services are provided by the TrueFellow entityidentified in the applicable proposal, engagement agreement, service agreement,insurance documentation, energy agreement, or other governing document. Where licensingor regulatory requirements apply, services are provided only by or through theappropriately licensed entity or individual.
Nothing on the Website should be interpreted as representingthat TrueFellow Holding itself provides a regulated or licensed professionalservice where such service is legally required to be provided by another entityor appropriately licensed professional.

The Website is intended to provide general information aboutTrueFellow and the services we may offer to commercial property owners,investors, operators, managers, and other businesses. Website content isinformational only and does not itself create a professional, advisory,fiduciary, contractual, attorney-client, broker-client, agent-principal, or otherprofessional relationship.
A professional relationship is established only through aseparate written agreement executed by the appropriate parties.

Any projections, forecasts,estimated savings, tax estimates, insurance estimates, energy pricinginformation, or similar forward-looking information are inherently uncertainand may change.
Property tax laws, assessment procedures, filingrequirements, appeal deadlines, valuation practices, and administrative proceduresvary by jurisdiction and may change without notice. TrueFellowis not responsible for protecting any filing or appeal deadline unlessTrueFellow Property Tax, LLC has expressly undertaken that responsibility undera separate written client agreement.
Descriptions of insurance strategies, insurance markets,coverage types, risk-management techniques, claims services, or insuranceprograms appearing on the Website are general in nature. Insurance coverage issubject to the terms, conditions, exclusions, limitations, underwritingrequirements, and availability established by the applicable insurance carrierand policy.

Prices and market conditions may change at any time, and TrueFellowdoes not guarantee that any particular procurement strategy, transaction,timing decision, or energy product will produce a particular financial result.Nothing on the Website constitutes an offer or commitment by an energy supplierto provide electricity, natural gas, or any other commodity.
Any property tax projections, operating assumptions,insurance estimates, energy estimates, valuations, underwriting information, orother financial information made available through the Website should not beconsidered a substitute for independent due diligence. Users are responsiblefor independently verifying information relevant to any proposed acquisition,disposition, financing, investment, or business transaction.
TrueFellow does not warrant that estimates or assumptionsdeveloped for underwriting purposes will equal future actual results.
Submitting an inquiry, booking a consultation, sending an email,submitting property information, completing a form, or otherwise contactingTrueFellow through the Website does not create a client relationship orobligate TrueFellow to provide services.
You should not assume that TrueFellow is representing your interestsunless and until a written agreement establishing the scope and terms of theengagement has been executed by the appropriate parties.
TrueFellow may make clients and prospective clients aware ofservices offered by other TrueFellow affiliated companies when we believe thoseservices may be relevant to their business or properties. The provision ofservices by one TrueFellow entity does not automatically create an engagementwith any other TrueFellow entity.
For example, engaging TrueFellow Property Tax, LLC does notconstitute an engagement of TrueFellow Insurance Services, LLC or TrueFellowEnergy, LLC, and vice versa. Each service relationship is subject to theapplicable written agreement, scope of services, compensation arrangement,licensing requirements, and other terms established between the client and theTrueFellow entity providing the particular service.
No TrueFellow entity has authority to bind anotherTrueFellow entity to a professional engagement unless expressly authorized todo so in writing.
You represent that information you submit through theWebsite is accurate to the best of your knowledge and that you have authorityto provide it. You should not submit highly sensitive, confidential,privileged, or proprietary information through general Website forms unlessspecifically requested by TrueFellow through an appropriate secure method.
By submitting information through the Website, you authorizeTrueFellow Holding to route or share that information with the appropriateTrueFellow affiliated company based on the nature of your inquiry or theservices requested, subject to applicable law and our Privacy Policy.

When you contact TrueFellow electronically, you consent toreceive communications from us electronically in response to your inquiry.Where permitted by law and subject to applicable consent requirements,TrueFellow may also provide information regarding its services, publications,market updates, or other business communications. You may unsubscribe frommarketing communications using the method provided in those communications.
If you believe material appearing on the Website infringesyour intellectual property rights, please contact TrueFellow and providesufficient information to allow us to evaluate the matter, includingidentification of the material at issue and the basis for your claim.
TrueFellow may modify these Terms from time to time. Whenmaterial changes are made, we may update the Effective Date appearing at thebeginning of these Terms. Your continued use of the Website following publicationof revised Terms constitutes acceptance of the revised Terms to the extentpermitted by applicable law.
These Terms and any dispute arising from use of the Websitewill be governed by the laws of the State of Texas, without regard toconflict-of-law principles. To the extent a dispute relating solely to use ofthe Website is subject to judicial resolution, the parties consent to thejurisdiction of the appropriate state and federal courts located in Texas,subject to applicable law.
Nothing in this section modifies any governing-law,dispute-resolution, venue, or arbitration provision contained in a separatewritten agreement between a TrueFellow entity and a client, vendor, businesspartner, or other party.
If any provision of these Terms is determined to be invalid,illegal, or unenforceable, the remaining provisions will remain in full forceand effect to the maximum extent permitted by law.
TrueFellow’s failure to enforce any provision of these Termsdoes not constitute a waiver of that provision or of the right to enforce itlater.
These Terms, together with our Privacy Policy and any otherlegal notices expressly incorporated herein, constitute the agreement betweenyou and TrueFellow regarding use of the Website. These Terms do not replace,amend, or supersede any separately executed professional services agreement,engagement letter, brokerage agreement, consulting agreement, confidentialityagreement, or other written agreement.
If there is a conflict between these Terms and a separatelyexecuted agreement regarding professional services, the separately executedagreement controls with respect to those services.
